The responsibilities of this position are to perform all routine maintenance on any Waubonsee Community College campus properties including but not limited to HVAC, plumbing, electrical, and general maintenance.
This position requires occasional mandatory overtime and/or a weekend work schedule and occasional snow plow assignments.
This position will use a Waubonsee Community College provided vehicle to travel to the various extension campus locations if needed.
(Sugar Grove, Plano, Aurora Downtown, Aurora Fox Valley).
This position reports to the Campus Safety Project Manager.
Responsibilities Plumbing Perform minor pipe repair.
Perform water softener and filtration system repairs / maintenance.
Repair or replace faucets, lush valves, mixing valves, gaskets, and wax rings.
Repair or replace fixtures i.
e.
, sinks, toilet, urinals and drinking fountains.
Ability to read blueprints and physically trace lines to locate valves.
Plunge and rod drain /condensate lines.
Electrical Change bulbs and ballasts120V/277V.
Replace switches and outlets l20V/208V.
Replace pumps and motors 120/208single phase, three phase, & 480VAC three phase.
Safely troubleshoot 120,208,480 VAC control circuits.
Knowledge and ability to use a multi meter (VOM).
General Maintenance Perform minor repairs on equipment.
Perform Regular testing of safety eye wash, safety shower stations.
Perform Monthly Fire Pump Test and Inspections.
HVAC Perform daily physical monitoring checks on boiler operations & chiller operations, log temperature& Pressure readings of all HVAC equipment.
Use Building Automation energy management system to troubleshoot HVAC problems.
Perform daily monitoring, checks and adjustments of HVAC chemical treatment systems.
Perform Quarterly /Yearly preventive maintenance on all HVAC and mechanical equipment.
Perform diagnostic testing on all HVAC and mechanical equipment by using various electrical meters, and chemical-environmental test meters.
Perform repairs and install replacement parts as needed to ensure reliability on all.
Perform routine operational inspections of boiler/pumping systems.
Water Distribution/Well House Perform daily physical monitoring checks and pressure readings of the water distribution system, its associated pumps, & reservoir water levels.
Perform monthly Fire pump testing.
Perform weekly chlorine level testing.
Take direction from the certified water plant operator.
Institutional Kitchens Respond to kitchen equipment failures and perform minor repairs and maintenance as required Perform minor refrigeration repairs and maintenance on kitchen freezers and coolers.
Monitor and maintain soft water processes for kitchen services.
Paint and Finishes / Carpentry Perform painting surface preparation and final finishing.
Correctly prepare and apply proper sealing techniques (caulking applications).
Assist with carpentry needs of the college.
Access Control, Door Locking Systems.
Assist Operations with installation of card readers and related hardware.
For use in access control systems.
Troubleshoot automated latching/locking systems.
General/Miscellaneous Maintenance Assist with any repair work as required.
Assist with snow removal as required.
Perform other duties as assigned by the Executive Director of Campus Operations, department manager or designee.
Minimum Qualifications High school diploma or equivalent required.
Two years' work experience in a related field with one year of HVAC-related training preferred.
A valid driver's license and a clean driving record are required.
EPA certification required or obtained within one year of employment.
Good communication skills, both oral and written.
Ability to work with ladders or scaffolds and lifts.
Team player with the ability to work with others and communicate with contractors, staff, and educators.
Ability to lift 80 pounds occasionally.
Ability to do frequent climbing, standing, crawling and walking.
Familiarity with computer programs, such as Microsoft Office and work order systems; Building Control Systems application a plus.
Ability to take apart machines, equipment or devices to remove and replace defective parts.
Strong organizational and follow-up skills.
Attention to detail.

Ability to maintain focus while working individually.
Strong time management skills.
